    We handle the entire process for you. We advertise your property online, take quality photos, write compelling listings, and schedule showings. Our goal is to attract reliable renters quickly, without sacrificing quality.
  • What do you look for in residents?
    We screen every applicant carefully. This includes checking their credit, criminal history, rental history, employment status, and references. We look for people who pay on time, take care of the home, and follow lease terms. That way, you get tenants who respect your property and stay longer.
  • How often will I hear from my property manager?
    That’s completely up to you. Some owners like regular updates, while others prefer to hear from us only when something important comes up. We’ll match our communication style to what you're comfortable with.
  • Who handles emergency calls from tenants?
    We do. We’re available 24/7 for emergencies like water leaks, heating problems, or electrical issues. You won’t get late-night calls — we take care of it and keep you informed if needed.
  • How much involvement do property owners have?
    Practically no involvement at all. Oweners are invisable to tenants. You stay in control of major decisions. We handle daily tasks like rent collection, maintenance, and tenant issues.
  • How do you determine the best rent for my property?
    We look at a few key things: Current market demand (is it a busy rental season?) Other available rentals in your area Similar properties we've rented recently This helps us set a rent amount that attracts tenants quickly, while still getting you the best possible return.
  • Do I need to have a specific type of insurance as a rental property owner?
    Yes, we strongly recommend landlord insurance that covers rental-specific liabilities, property damage, and loss of rental income. It’s different from standard homeowner’s insurance. We also require tenants to carry renters’ insurance.
  • What is EFT, and how does it benefit me as a property owner?
    EFT stands for Electronic Funds Transfer — it's how we securely send your rental income straight to your bank account. No paper checks, no trips to the mailbox. It’s faster, safer, and helps you get paid without delays.
  • What if a tenant stops paying rent?
    We put them on notice making sure they are aware of their account status. If they fail to correct the problem or reach payment agreement with us we turn over their account to our attorneys to begin the eviction process.
